Stintino Management at Pine Ridge at Reynolda in Winston-Salem, NC is seeking an experienced and motivated Maintenance Supervisor / Technician who thrives in a fast-paced environment and is ready to take ownership of property operations while leading a high-performing maintenance team.
The Maintenance Supervisor / Technician performs routine maintenance in individual apartments, common areas, and amenity areas. This position prepares vacant units for new move-ins, performs routine preventative maintenance, assists in various cleaning functions, helps monitor the grounds, and maintains and repairs the physical structures of the property.
Job Responsibilities
- Oversee all maintenance operations of the property, including HVAC, electrical, plumbing, carpentry, appliance repair, painting, and general building upkeep.
- Diagnose and resolve maintenance issues in a timely and efficient manner.
- Implement and manage preventive maintenance programs for the property.
- Ensure vacant units are prepared efficiently and meet company standards prior to move-in.
- Supervise, train, and mentor the maintenance team; assign daily tasks and monitor workflow.
- Maintain inventory of tools, supplies, and equipment; coordinate with vendors as needed.
- Respond promptly to resident maintenance requests and maintain excellent customer service.
- Ensure compliance with local, state, and federal regulations, building codes, and safety standards.
- Document maintenance activities, inspections, and work orders accurately.
- Participate in on-call rotation and handle after-hours emergencies as required.
- Work occasional weekends as needed to support property operations.
- Foster a friendly, team-oriented work environment and provide guidance and training to team members.
Responsibilities
- Maintains and repairs buildings: areas of responsibility include, but are not limited to: electrical, plumbing, carpentry, HVAC, landscaping, painting, cleaning, appliances, pools, utilities, elevators, fencing/gates, and fire systems.
- Responsible for completing all service requests/work orders at the direction of the Maintenance Supervisor or Property Manager as required within 24 hours.
- Complete apartment service tickets and log all assigned work orders accurately and in a timely fashion.
- Manage vacant apartments by preparing them through the turnover process so apartments are ready to lease to new prospects. The work includes the maintenance of the unit, painting, cleaning, and carpet cleaning.
- Replaces worn or damaged parts such as hoses, wiring, and belts in machines and equipment such as trucks, street sweepers, and other equipment used within the maintenance department.
- Assists in ordering supplies for the property.
- Cleans internal and external areas of buildings, including dusting, sweeping, mopping, and washing windows.
Qualifications
- High School diploma or GED equivalent and a minimum of 1-2 years of direct experience as a Make Ready or Maintenance Technician for an apartment community, or an equivalent combination of education and experience.
- EPA I or II, Universal, or HVAC Certification is required.
- CPO Certification is a plus, and experience maintaining pools is required.
- Previous supervisory experience is required.
- Thorough understanding of electrical, plumbing, HVAC systems, carpentry, landscaping, painting, cleaning, appliances, utilities, elevators, fencing/gates, and fire systems.
- Friendly personality with a willingness to teach and mentor team members.
- Excellent communication, problem-solving, and time-management skills.
- Ability to lift up to 50 lbs. and perform physical work, including standing, walking, kneeling, climbing, and working in varying weather conditions.
